My name is Susan. My property was sold in Clovelly Park. My agent was Joanne from Walter & Irvine. I interviewed a couple of real estate agents. I was mulling over selling my house for a while, and I went to various other agents in Adelaide, but in the end, decided to go with Joanne.                     

So the agents that I decided not to go with to sell my property, I felt they were slightly patronising, not very helpful, not very on the ball. They did put me off selling. I felt that they weren't listening to my needs. Rather telling me what I should be doing. 

I was a renter, and Jo was an agent selling the property I was living in. So it's a house separated into three apartments that she was selling all at the same time. So basically, Jo had to coordinate three different people, keep everyone happy. I saw her just kind of managing that situation really well. So she really impressed me. I felt very confident in her abilities to get the best possible sale of my property.

So the price that Jo quoted me was around the $420,000 to $460,000 mark. We came to a landing that we'd go for $460,000. From there, I met with Jo on a Saturday, and using her contacts and her database, we sold my property by the, I think it was the Wednesday, for $470,000. So $10,000 over what my dream price was. 

I'm a strong believer in “You get what you pay for.” And I wanted someone to represent me well. And I didn't want someone representing me that I didn't feel was going to perform with integrity. So I was happy to pay whatever it cost, really, to get the best possible price.

My name is George. The property that I sold was in the suburb of Croydon here in South Australia. 

About 10, 15 years ago I just happened to be in the library and I discovered a book with the title "Don't Sign Anything," which caught my attention. 

After reading this book then I became a little bit more optimistic that there are actually people out there that are concerned about the ethical side of business and treating people with respect. 

So when you're selling your property, we're dealing here with a lot of money and it can be quite traumatic to shortchange yourself and undervalue your property, and it can be very, very stressful.

But my experience with Walter & Irvine was antithetical to that, it was a very, very comfortable experience. I felt that they very competent, got a fantastic result for me in the end. 

What Walter & Irvine did was give me a realistic price, which was $669,000 and I was just blown away at how, within a week they were able to get a family in who offered $686,000 for the property, and that brought a smile to my face.

My name's Andy Bertram. We sold a property in Edwardstown, South Australia. We sold with Walter and Irvine, Jo Bourne was our real estate agent. Before we signed with Walter and Irvine we talked to two other agents. They had their strengths, they had their weaknesses, but my sister and I, we were co-executors with my brother and we just felt most comfortable with Walter and Irvine and with Jo in particular.

 

I think it's more about what I liked with Walter and Irvine more than what I didn't like with the others. We felt that we were really listened to with Walter and Irvine. We felt we were all on the same page, we felt that Jo got where we were coming from and we were all unanimous in our decision that that's what we wanted to do.

 

The other agents were recommending that we have a structured approach to fees for advertising etc. The all inclusiveness of Walter and Irvine in terms of that approach was really helpful for us and we had a pretty good idea of what it would cost just going in and we were pretty much spot on the money. That made things really easy for us to move forward.

 

The price that we obtained for the property was in the range that Jo talked about day one. It was in the upper end of the range that we talked about. It was a while ago now and the range was about $15,000 and we were about $13,000 into that $15,000 range. The price we were asking was $449,000 and we finished up getting $463,000, so we were really happy with that outcome.

 

You'd need to ask Jo and the team how they got the extra money above the asking price, but here's what I know as the seller.

 

We had about eight offers in a variety of the range, a couple of them were below our asking price, but the vast majority of them were above our asking price and the best offer that we received was $14,000 above our asking price, so not surprisingly we took that offer.

 

I think if you don't price your property realistically in the first place, you're not going to get the buyers coming through that are going to buy the property. I think it's folly to have an over inflated price or indeed, a price which is way too low, because it just annoys people. I felt there was a fair amount of integrity in the process that we had with Walter and Irvine and yeah, we were really happy with that.

 

I'm not sure that Walter and Irvine's fee was that much more than other real estate agents. When you worked it out as an all inclusive fee and a percentage-wise, it was roughly the same. That wasn't actually the biggest driver for us. The biggest driver for us was that we were selling a property that had belonged to our mum and we really felt it was important to find someone that we felt right up that we could trust. We felt that with Jo and that's the way we went.

 

The property took only a week to sell in principal, but organising the probate took a period of some months after that. Having someone that we could trust to negotiate with the buyers on our behalf as the sellers, I think that was well and truly worth the money that we paid and then some.

 

The property next door to us was sold by Walter and Irvine, which is actually how we came across the name. We saw the sign in the front yard and we know those people really well because we all grew up in that area. We knew they got a really good result, that's where we went first and that's where we stayed.

QUICK SALE FOR A GREAT PRICE!

It was advertised for $860,000 and we got $873,500. And that's what really sold us. They have a good negotiating skill. We've sold properties in the past. We've sold them through agents with open inspections and it's like, the last one we sold, the agent's asking everybody what they thought it was worth. Well, wrong.

 

They give you this spiel of, "We can get you so much," and, "Your property's really good," and, "They're really wanted," and then all of a sudden they've got it in their hands and they've got it for about four or five weeks and nothing's happening.


Whereas, with Walter & Irvine, they sort of vet all their clients first and then they bring them around. So if they're interested or they can afford your property or whatever, then they come around. This one sold in two weeks. So these guys did an excellent job. And we've been recommending them all the way down the street.

$220,000 MORE THAN ADVERTISED!

Trevor interviewed 3 agencies before meeting Kevin from Walter & Irvine Real Estate in Unley. I did interview three or four different agents. The main thing I didn't like was the upfront costs, the advertising cost. I couldn't see how they could justify $10,000 plus. They all want to auction, which I was not a fan of. They all wanted open inspections, which I wasn't a fan of. So it was quite a relief to find someone who didn't.

 

There was a property just around the corner, it was a derelict sort of building that was sold for $1,550,000 and much the same size. We were hoping to get at least that. We were sort of thinking $1,600,000 maybe, and Kevin said, "Well, let's try a little bit higher."

 

The price we agreed to ask was $1,590,000. The final selling price was $1,810,000, quite a bit more. There's only one written offer and she was very keen, that buyer.


If I had gone down the auction route, I don't think it would have been anything like that, because it was only one bidder. Kevin did a wonderful job in boosting the price because he did actually ask the purchaser whether she was certain that was the price she wanted to offer, and she did actually increase it as well.

DELIGHTED ABOVE EXPECTIATIONS!

Bill has always been intrigued with how Walter and Irvine operates and sell their houses. He find it very sensible and was happy he did not go through traditional public auctions and was satisfied with the results. I have a fairly deep suspicion of most real estate agents but Walter and Irvine are quite different. Most agents automatically try and talk you into an auction, which I most certainly did not want. And they always want open inspections which I certainly did not want and I know Walter and Irvine do neither of those things. And $650,000, that was the price that we put on the advertisements. All the offers were above the asking price which was a delight for a start because I thought that they would probably try and bid us down but they weren't. We had several offers that went up to about $675,000 or something like that. We had another offer came in at $782,000 actually, which was $132,000 above our asking price, so I just about fainted and was more than happy to sign that contract as fast as possible. We certainly wouldn't have got that result if we'd gone to auction because nobody would've jumped to that large amount of money above the second highest bid, they would've just bid $10,000 above and not $100,000 above, so I would not have got that result with a standard selling method.

My name's Rob. We’ve just sold our property in Myrtle Bank, in Adelaide. I actually did a little bit of research myself about what I thought the property was worth, but then also knowing that I have a vested, emotional attachment to the property because I've loved it since I purchased it. I needed some perspective so I basically gave no indications of what price I wanted. Nothing. Because of my emotional attachment to the property, I wanted them to tell me what they thought it was worth because I’m biased and I know that.

I said, “Tell me your price. I'm not telling you what I think. You need to tell me what my property's worth because you need to be brutal with me and honest.” That's what I want. I know our property has a problem being on the main road so I was figuring around $1,350,000 or $1,400,000. 

I work in accounting practise so we look at investments and we have a little bit of financial planning going on but we just look at all the numbers and calculate things. So I like the logic that was put behind the way the valuation was done. So Jo went away and then she came up with a  minimum value and I went, “Wow, you’re actually taking some risk like me, too.” 

If the property sells for less than the guaranteed minimum, then there is no fee, technically, unless we come to an agreement about it. So, it was a combination of all that and the fact that we didn't have to go through this open house process, and we went, "That's where we're going to go."

What I liked with the whole process was the fact that they qualify the purchaser before they come in. We don't have an open house so we’re not in there knowing that every man and his dog’s gonna come running through the place, all the tyre kickers and that sort of stuff and you end up with people who are genuinely interested in the property. It just makes it a lot easier. And it's a lot less stressful for us.

If you’re confident with your own product and what you do, the passion comes from within and you can then explain things to people. It’s not about trying to sell to people, my job is about explaining how we do things, and why the logic and presenting the options to the client. And then it’s them that needs to make the choice that fits in with their goals and what they need to do. That’s what Jo did.

I think we got a good price for the property because the price we ultimately got was what we asked for, for starters, but it was actually more than what I expected the valuation would come in in the first place and that's what I was happy with. 

We interviewed, actually, three agents. The first agent came in about under $1,100,000. The second agent came in around about $1,400,000, said possibly they could get higher. We were very happy, We sold our property for $1,498,000. We probably sold it within ten days of being listed.

In fact, the first people to come through the house, I think the first two or three people came through without the sign being up the front. So the sign went up on a Thursday and I think it was sold by the Saturday.

My name is Kelly. I just sold my property at Mitchell Park. The agent that sold my property was Joanne Bourne and she works for Walter & Irvine Real Estate.

We spoke to 3 separate real estate agents. What they wanted to list it for was quite low. It was considerably less than what my property is worth. The original agents all suggested their marketing packages that started from a couple of thousand dollars upwards. That was money we just really did not have. We were feeling uneasy about all the information we had been given by those agents. So, I really wanted to get just one more agent in. 

When I first met Jo, immediately she made us feel at ease, and that she had such a professional approach to it all, I felt like I didn't have to run around in circles anymore trying to do all the work. Jo offered no upfront costs for any advertising or marketing, and it was such a surprise to hear that there would be no upfront costs. 

$455,000 was the original price that Jo gave us. We had roughly $450,000 in our minds. The final offer we got for the home from Jo, from all their hard work, was $460,000, which was $5,000 more than the listed price.

Jo was able to find us a buyer without advertising. It was so surprising to us that she could sell our home without having to really put it on the market, and for such a quick turnaround as well. It was literally a week and a half and the property was sold, we were happily signing on that dotted line.     

I feel that by not putting it on the market, Jo had to work extra hard to sell our property, and so I didn't really mind paying the bit higher percent. And just from her selling our property at a higher price than what we actually listed it at, I feel that that percentage was worth paying.

We had one inspection with three clients coming through on the one day, so it was a very easy process. One inspection was all we had.

The property I sold is in Craigburn Farm, South Australia. The agent who sold the property was Kevin Walter from Walter Irvine. I didn't talk to any other agent because I'd made up my mind.

I was gonna start off with a Neil Jenman 'Approved' agent. I got the Neil Jenman book. I read it,“Don't Sign Anything!” I virtually agreed with all of what it said. It made total sense to me, and I felt more comfortable with following that type of system to sell my property. So, a little bit of trepidation 'cause never done it before but decided I'm gonna give it a go.

I have not only bought through other agents, but I bought and sold through other agents in Australia, and I've been a little bit disappointed with the process. That is why I'm looking for a different way of doing things. 

When I first met Kevin, he talked me through the process, which was very much in line with what I read in the Neil Jenman books and I liked the process. I liked the fact that he paid for advertising up front. I didn't. That de-risked it totally for me.

I felt, in the end, I had nothing to lose. I could go with him for seven weeks. If it didn't sell and I walked away it hasn't cost me anything. So I thought I've got nothing to lose. Whereas when I go with other agents I'm putting my money up straight away. If they're no good, I've lost my money. 

The range he gave me he sold for right at the top of that range, which was fantastic. I was very pleased. We had a guide price of $870,000. The final selling price was $869,000. I actually thought I would do well to get $850,000. I thought $850,000 would probably be about the price I'd get. And I would have been really comfortable with getting that. So it was $19,000 over what I thought it was worth.

I was more than comfortable to pay more if he sold it for a lot more. A little bit more of the commission is justifiable if you're making a lot more money. I was happy with my price. I'm sure he's happy with his commission he got, and I'm happy to pay him. 

The fact they don't let just anyone through the property was essential to us. We had been to opens ourselves walked in houses, not particularly 'cause we wanted to buy just being nosy sometimes.

We thought we don't really want this happening with our property. Was never convinced with the old way of doing it, where hundreds of people come through your house, and then the agent tells you got to listen to what the market's saying based on all those people. 

It actually sold in about two and a half weeks. Which I thought was fantastic. I thought it would take probably getting on for six weeks. That was the average time in this area, so I was, yeah, very pleasantly surprised.

The only thing I would say if people say to me it sold quickly I always immediately think then okay it was undervalued. I know in this case it wasn't because I know what the value of it was. I'd been researching, comparing other properties around. So I'm confident I got an exceptionally good price in a quick time.

I was very impressed with the Jenman system. I like the fact that it seemed to operate with integrity. The risk initially was with the person, the agent selling the house rather than the vendor, in terms of their paying for the advertising.

My name's Michael Clark. We sold our property on Taminga Avenue in Glenunga. My wife is a dentist. So I put spending time with real estate agents on the same list as going to the dentist. It's not a lot of fun. That's not being offensive to my wife. My wife and I interviewed three agents. I asked the difficult questions and my wife asked them the easier questions like why should we choose you and why are you any good at what you do. 

We needed to get a price over $1,000,000 in order to be able to realise the move to our new property. Jacqui came through our property and said, "This is a really good property. Here are some investments you could make at a relatively low cost to make it presentable to maximise the level of interest of buyers, and then maximise the price that we sell." What Jacqui said to us was that looking comparable sales and where the market was at, we would be able to achieve a price of up to $1,000,000. We exceeded that by far. 

We ended up selling for $1,080,000, which far exceeded our expectations but also meant that we were able to move to a new home that we'd fall in love with. Not only were we able to sell to realise a great price, but we were also able to sell very quickly. There's no doubt that the Walter & Irvine method contributed to that result. 

The Walter & Irvine method deliberately takes that two-step approach. How do we get people through the door to look at your property, pre-qualifying the people slipping through your house and then how do we maximise the price that we want them to pay for your property. It's a model that made us feel very comfortable. There is no way we would've got the result that we were able to achieve with a different real estate agent.

The Walter & Irvine method, which does cost a bit more, matched what the market was looking for. To me, it's a no-brainer. We had the property listed officially for five days, from when we went online to when we signed the sales contract and we had five offers, four of them cash.

DOUBTFUL SELLER TURNED INTO A BELIEVER

We interviewed two other agents. Jane and I didn't initially agree and she was pumping for those other agents, and I was pretty keen to stick with Walter and Irvine. In the end, I convinced Jane that it would be a smooth process.

 

In terms of advertising fees though, we know that the other agents charge an on-charge, those sorts of costs. One thing that made us comfortable with Kevin and the team is just the more certainty as to what you're going to be spending or paying out as a commission.

 

We were advertising it for $1,200,000 and that's what the final offer was. That was our ideal price but realistically we thought we may not get that price that we wanted, so we were very happy to get that.

 

They explained to their buyers or potential buyers that needed to be their first and best offer. And the information that we got back from one of the agents was that that actually made a couple of buyers think twice. Actually, revise and take some time and offer really their best price.

 

From the doubts that I did have earlier on, that I shouldn't have had them because we've had a great result with minimal hassle of inspections, and we're very happy with the end result.
